ScotStay – Frequently Asked Questions for Hosts
1. What is ScotStay?
A new accommodation booking platform for Scotland offering fairer commissions and giving money back to our local communities.
2. How much commission do you charge?
Just 10% inclusive of VAT on every confirmed booking. That’s the only fee you ever pay us – nothing more.
3. Are there any set-up fees, monthly fees or hidden costs?
None at all. You pay nothing unless you get a booking.
4. Do you pay the Supercontrol licence fee?
Yes – we cover the full annual Supercontrol fee for every room or listing (currently ~£100 per listing/year).
5. Who pays the credit-card / bank processing fees?
The customer or host pays the standard card processing fees (usually 1.4–2.9% depending on card type) – same as every other platform.
6. Do I have to leave Airbnb, Booking.com or other sites?
No. Keep all your existing listings. We sync instantly via iCal to prevent double bookings.
7. How do I manage my calendar, pricing and messages?
You get your own full Supercontrol owner portal – total control over rates, availability, extras and guest communication.
8. What is the minimum contract length?
One year from the date your listing goes live. After that you can leave anytime with 30 days’ notice.
9. Can I leave early?
We pay your Supercontrol fees upfront, so we ask you to complete the 12 months. Genuine problems? Just talk to us.
10. Do you supply professional photos or videos?
Yes for exclusive use on our site and for purchase at a discounted rate for your professional use.
11. How will you promote my property?
Regular boosted posts and organic promotion on:
Scotland Live (425k+ followers)
Isle of Mull Scotland (14k followers)
Growing ScotStay Instagram & Facebook pages
Email campaigns and partnerships with CalMac, local tourism groups and activity providers
Google Ads
12. What happens with the community donation?
10% of our annual net profit goes to island projects (play parks, community halls, youth clubs, heritage etc.). We publish exactly where it went each year.
13. When and how do I get paid?
You are paid once per month for all guests who checked in during the previous calendar month. Example: Guests who checked in anytime in October → one payout in early November (guest total − 10% inclusive of VAT commission − card fees).
14. How do I join?
